Tenant Manual

Building Standards
CENTER WEST offers its Tenants high quality building standard materials. These materials have been selected in collaboration with the Building’s architects and interior designers to provide a contemporary, elegant package, that wears well and stands the test of time. Some of the components that contribute to maximum environmental control and an enduring contemporary look are:

Ceiling System

Nine-foot-high ceilings composed of high-density mineral fissure acoustical tile on a suspended 2’ x 2‘ grid system. The penthouse features 12’-6” foot ceilings.

Doors

3’ x 9’ full-height solid-core doors of Sepal Pomele wood and brushed bronze lever-handle Baldwin hardware.

Carpet

High quality commercial grade carpet on plush padding throughout the building and public corridors.

Windows

PPG Solex, light green, non-reflective, dual-pane insulating glass significantly reduces heat transmission and extends the use of floor space to the windows.

Window Coverings

One-inch horizontal slat aluminum mini-blinds on all exterior windows, creating maximum Tenant control of daylight illumination and heat reduction.

Lighting

A recessed 2’ x 2’ fluorescent unit with parabolic reflective louvers is standard. Air returns are incorporated into the fixture, eliminating the need for unsightly ceiling grills.

Partition Systems

Gypsum board on metal studs. Demising partitions between adjacent tenant spaces are constructed slab-to-slab for added sound insulation and security.

Floor Loading

Office floors are sized to accommodate 80 pounds of weight per square foot, significantly greater than typical floor capacities in competitive office buildings, which will withstand the weight of a law library, file room or other unusually heavy loads.

Telecommunications

The Building is designed to accept both Verizon and private telephone systems with provisions for communication ties between floors.

Cable Access

The Building has been equipped to allow CENTER WEST Tenants the convenience and quality of cable television services.
